Our landlord lives in Edinburgh, so not too far if anything goes wrong. We saw her for signings of contracts and maybe only two or three additional times when she was visiting the town and would inspect the flat. She is very responsive and communicative, and follows the wording of the contract when it comes to repairs and responsibility. You can trust her to do her part when it falls under her responsibility, e.g. she replaced our electric hob when it broke.
